Seasonal rental — Villa CosyBlu, Cassis

These Terms & Conditions govern the seasonal rental of Villa CosyBlu, located at 6 Impasse du 8 Mai 1945, 13260 Cassis (France), hereinafter referred to as "the property", by the owner Carol-Ann Lovera, hereinafter referred to as "the lessor", to any natural or legal person making a booking, hereinafter referred to as "the tenant".
Contemporary villa of 190 m², comprising 5 bedrooms with private bathrooms, accommodating up to 10 guests. The property features a heated pool (25°C) with cover, a indoor spa bath, terrace, landscaped garden, private parking and premium amenities. The rate includes rental, utilities (water, electricity, heating), Wi-Fi, bed linens, pool towels, and end-of-stay cleaning (except excessive cleaning). The booking becomes effective upon receipt by the lessor of the deposit payment and acceptance of these T&Cs by the tenant. The rental contract is then considered concluded between the parties.
Minimum stay: 3 nights.
Check-in: from 3:00 PM. Check-out: before 10:00 AM.
Rates displayed on the website are in euros (€), per night. They include the property rental, bed linens and pool towels, end-of-stay cleaning, and access to all amenities.
Special offers:
Rates may vary by season. The final rate is the one confirmed at the time of booking.
Deposit: 30% of the total amount is required at booking to confirm the reservation.
Balance: the remaining 70% is due no later than 20 days before the arrival date.
Late booking: for any booking made less than 20 days before arrival, the full amount is required at the time of booking.
Accepted payment methods: bank transfer, credit card (via the secure booking platform).
Any cancellation must be notified by email. The following conditions apply:
Non-refundable rate: no refund regardless of the cancellation date.
In case of early departure, no refund will be issued for unused nights.
In case of non-payment or breach of any clause of the contract, and 48 hours after a formal notice sent by email has remained unanswered, the lessor may immediately terminate the contract.

Pets are welcome subject to prior request and written agreement from the lessor (no additional charge).
The lessor has insured the property on behalf of the tenant. The tenant must report any claim within 24 hours.
The lessor accepts no liability for theft, loss or damage to the tenant's personal belongings. Use of the pool and leisure facilities is at the tenant's sole risk. Children must be supervised at all times near the pool.
In case of force majeure (natural disaster, pandemic, government restrictions on travel), the lessor will offer the tenant a postponement under the same conditions or a credit valid for 12 months. No refund will be issued if postponement is possible.
Personal data collected during the booking process is used exclusively for rental management and communication with the tenant. It is never shared with third parties. In accordance with the GDPR, the tenant has the right to access, rectify and delete their data by contacting: carolannlovera@gmail.com.
In case of dispute, the parties agree to seek an amicable resolution before any legal proceedings. Failing that, the competent courts shall be those of the jurisdiction where the property is located (Judicial Court of Marseille). French law shall apply exclusively.
